Garage door servicing

Garage door servicing in Brisbane.

A garage door is the largest moving object in most homes, and it runs thousands of cycles a year. A yearly service keeps it quiet, balanced and safe, and finds the worn parts while they are still cheap to replace.

  • Annual service recommended for frequently used doors
  • Safety reversal and force settings retested every visit
  • Worn parts identified before they fail

Signs a service is overdue

Doors complain before they break.

None of these mean the door has failed. All of them mean something is wearing, and wear is far cheaper to fix than failure.

It has become noisy
New grinding, squealing or rattling means dry bearings, worn rollers or hardware that has worked loose over time.
It moves in jerks
A door that shudders or hesitates through its travel is fighting friction somewhere in the tracks or rollers.
It has never been serviced
If you cannot remember the last service, and the door gets daily use, it is due. Most homes use the garage door as the front door.
The door will not hold position
Released halfway, a balanced door should mostly stay put. Drifting up or down indicates the spring tension is out.
The safety beams are unreliable
Intermittent reversing often means misaligned or dirty photo eyes, which is a safety issue worth correcting promptly.
Rust or corrosion is visible
Coastal and bayside properties across Redlands and Moreton Bay see faster corrosion on hardware, tracks and fixings.

What a service includes

  • Rollers, hinges and bearings checked and lubricated
  • Tracks cleaned, aligned and re-secured
  • Opener force, travel limits and auto-reverse tested
  • Safety beams aligned, remotes and wall control checked

Advice you can act on.

If a part has years left in it, T3 Garage Doors will say so. The point of a service is to keep the door working, not to find something to sell.

Servicing questions.

How often, what is covered and what it prevents.

How often should a garage door be serviced?
T3 Garage Doors recommends an annual service for frequently used garage doors. Regular checks can identify wear in springs, cables, tracks and safety systems before a small issue becomes a larger repair.
What is included in a garage door service?
The springs, cables, rollers, hinges, tracks and fixings are inspected, the door balance is tested by hand, moving parts are lubricated, and the opener force, travel limits and safety reversal are tested.
Can I service the door myself?
You can keep tracks clean and clear, and check that the safety beams are aligned. Leave spring tension, cable work and force adjustment to a technician, since those systems are under high load.
Will a service make my door quieter?
Usually, yes. Most noise comes from friction and loose hardware, and both are addressed during a service. If a roller or bearing is worn out, T3 Garage Doors will point it out and quote the replacement.
Do you service doors you did not install?
Yes. T3 Garage Doors services sectional, panel lift and roller doors across the major brands, whoever supplied or installed them.

Ask about a garage door service.

Send your suburb and door type and T3 Garage Doors will arrange a service visit. Mention any noise, hesitation or wear you have noticed.

What sort of door is it?

Choose the closest match. A sectional or panel lift door has hinged horizontal panels. A roller door rolls into a drum above the opening.
